The site of this proposed development consists of the site of the former Tara Towers Hotel which occupies a dramatic and prominent position at the southern extent of the city centre and the southern limit of Dublin City Councils administrative area. The subject site is divided by Bellevue Avenue into the North and the South.

The proposed development consist of an 8 storey, 140 bed hotel with 56 unit residential block of 4 to 6 storeys over podium on the north site. The south site development consists of 6 no. 3 storey townhouses with a 4 storey 8 unit residential block set in landscaped gardens including a children’s playground.

The ground floor on the north side incorporates hotel amenities to Merrion Road and ground level parking (podium) off Bellevue Avenue in the natural slope to the site. Additionally the north site includes a single level of parking below ground offset from the boundary.
